Stone chimneys on older properties
Stone chimney stacks, like the one on the natural slate roof pictured, are common on Harrogate's older houses. Their flashings are dressed into the joints of the stonework and over the slates. When that lead lifts or the joints open up, water runs down inside the stack and shows up as damp on the chimney breast below.
Valleys and stepped flashings
A lead valley carries water from two slopes at once, so wear shows quickly. Stepped flashings, cut into brick or stone joints with soakers under the tiles, keep abutments dry. Both are shown in the photos below.

What causes damp on a chimney breast?
Usually failed flashing where the stack meets the roof, open pointing on the stack, or rain entering an uncapped flue. We check all three.
Can old lead flashing be refixed?
If it has simply lifted, it can sometimes be re-dressed and secured. Cracked, split or thinned lead should be replaced.
Do you fit chimney cowls and caps?
Yes, to keep rain and birds out of flues, whether in use or redundant. Cracked or loose pots can also be replaced.
What is flaunching?
It's the sloped mortar on top of a chimney stack that holds the pots in place and throws water off. Cracked flaunching lets water into the stack and loosens pots.
